Why use a builder rather than a garden room supplier?
A supplier sells you the room. A builder handles the whole site: levels, bases and drainage dug with our own machinery, power and plumbing run in, the building itself, then the paths, paving and planting around it. That is one team for the lot, rather than a kit and three other trades to find.A supplier sells you the room.
What we build in gardens
- Garden offices for working from home
- Garden rooms, studios and gyms
- Orangeries on period and modern homes, often with a roof lantern
- Bespoke outdoor structures
- Hard landscaping, paving and design around the building
- Power, lighting and plumbing run out from the house
- Glazing by our sister company PGS Glass
Orangery or conservatory?
An orangery has more solid structure than a conservatory: solid base walls, a solid or part-solid roof edge, often with a roof lantern, and a frame that ties into the house. That makes it feel like a proper room you use all year.
Orangeries are extensions, so building regulations usually apply, and some need planning permission. Our design and build service includes the drawings and planning support.
Why the groundwork matters most
Most garden room problems start below ground. What we bring:
- Over 40 years building in Kent, as a local family business
- One team from the first drawing to the final finish, so there is one person to talk to
- Appointed contractor for English Heritage and Natural England
- Our own plant and machinery, so groundworks start without waiting on a hire firm
- A clear quote, with the warranty for your job explained in it
Planning permission for garden rooms
Many garden rooms fall under permitted development, but size, height, position and use all change the answer. Listed homes and conservation areas have tighter rules.
We'll look at your plans and tell you early whether permission is likely to be needed.

What people ask
Based in Faversham, working across Kent.
How much does a garden room in Kent cost?
It depends on the size of the job, the materials and what's already there, and material prices move too often for a fixed list to stay honest. Tell us what you're planning and we'll come back with a quote for your job.
Do I need planning permission for a garden room?
Often not, but it depends on the size, height, position and use, and listed homes and conservation areas have stricter rules. We check your plans before anything is built.
Can a garden office have power and heating?
Yes. We run power, lighting and plumbing out from the house as part of the job, so the room is ready to use all year.
Can an orangery be used all year round?
Yes, when it is built as a proper room. Solid base walls, a well-built roof and heating planned in from the start make it usable in every season.
Who does the glazing?
Our sister company PGS Glass, working alongside our team, so the glass is planned with the frame rather than added afterwards.
Do you do the landscaping around it too?
Yes. Hard landscaping and design are part of what we do, so paths, paving and planting around the room are finished by the same team.
What warranty do I get?
It depends on the job and the materials, so there isn't one blanket figure. Your quote sets out exactly what's covered for your project before you agree to anything.
Which parts of Kent do you cover?
We are based at Abbots Hill near Faversham and work across Kent. If you are not sure we cover you, ask and we will tell you straight.
